For notaries, in Switzerland, in Europe and beyond
Deeds prepared, signed and archived with precision. From preparation to the register.
Notarial work depends on the rigour of every step: the right template, properly identified parties, a clean signing, an accurate register and a lasting archive. Ulpian brings these steps together on one platform, and the evidence builds up as the work goes along.
What you will see in Ulpian
Fictitious matter, sample data.
The register of deeds, kept like a ledger
Numbering runs in the margin, and every copy issued leaves a mark on the deed's line. Choose a deed, then issue a copy.
Notarial work leaves no room for approximation
A missing clause, a misspelled name, a deed signed on the wrong template: a client's trust is quickly lost, and the notary remains liable. Yet most tools on the market treat a notarial office like a general law firm, and procedural rigour has to be added by hand.
- 01
Deed templates scattered everywhere
Word here, the intranet there, the latest version on a colleague's computer: differences between templates lead to errors.
- 02
Preparation, signing and registers disconnected
Every move from one tool to another means a copy, a new entry and a risk of omission. The file is no longer complete anywhere.
- 03
Archives of varying reliability
Without hashes or tracked versions, proving the integrity of a deed twenty years later becomes laborious.
- 04
Manual registrations and follow-up
Land register, commercial register, civil status: the number of registers makes it harder to follow ongoing files.
What you can check on a typical deed
Six concrete points that we go through together in a product session.

Templates kept up to date and under control
A single library: a clause changed once is changed everywhere, and no version gets lost on a colleague's computer.
Approval before signing
An approval workflow with named approvers for the final check of the deed: no signing without a recorded decision.
Preparation, signing and formalities in one place
The same file holds the drafting, the invitation, the signing and the registrations, with no copying from one tool to another.
The integrity of every deed
Versions, hashes, timestamps and access records stay attached to the deed, so proof of integrity is immediate.
An archive ready for the long term
Documents stay in your cloud, with their versions, hashes and exports from Ulpian. A deed signed today can still be consulted in twenty years.
Discretion by default
Seven permission levels, a platform hosted in Switzerland and no training on your data: professional secrecy comes first.
From the first appointment to the archive
- Step 0101
The file is opened with the right parties
Identities, capacity and conflicts are checked from the start. Dictate the note of the first appointment while the facts are fresh. Contacts and finance pick up the file without re-keying.
- Step 0202
The right deed, in the right version
Sale, mortgage, estate, foundation: templates are versioned, clauses kept up to date and variants controlled.
- Step 0303
A draft deed prepared from your templates
The assistant prepares the draft with the details of the file. The notary reviews, adjusts and signs, with no copying and pasting between files.
- Step 0404
The final check before the appointment
An approval workflow with named approvers: what is signed is exactly what was approved.
- Step 0505
Invitation, signing and time-stamping
Documents and parties are ready for the appointment. The signing is recorded in the file, not in an email inbox.
- Step 0606
Registrations and register follow-up
Applications prepared, registrations tracked and alerts on deadlines: the notary leads, and the office forgets nothing.
- Step 0707
Readable retention for the full legal period
Hashes, versions and an access log: the deed remains usable for a consultation, an inspection or a dispute.
A framework that matches the notary's responsibility
Documentary authenticity
Integrity hashes, versions that cannot be altered and an access log: the evidence builds up as the work goes along.
Long-term retention
Encrypted storage, export to your official archives and durable formats, to meet retention obligations.
Approvals by named people
No deed leaves the office without an identified decision, and the log keeps a record of it.
Data under contract
Platform hosted in Switzerland by a Swiss provider. Identifiers pseudonymised before external calls when the option is on. No training on your deeds. A dedicated deployment with an Enterprise quotation.

The questions notaries ask
See pricingWhat if the signature has to remain handwritten?
You choose when and how the deed is signed. Ulpian handles the preparation, the time-stamping and the record; the signature can remain handwritten, then be scanned and attached to the file.
My archives must be kept for thirty years. Is that compatible?
Yes. Your deeds stay in your own storage. Ulpian keeps the metadata, versions and hashes, so a deed signed today remains readable and verifiable for decades.
Can I connect my canton's land register?
In Switzerland, links with cantonal registers can be studied with an Enterprise quotation; no standard connector is available today. Elsewhere, registrations are made in your local software, and Ulpian keeps a record of them.
My deed templates are confidential. Do you have access to them?
Your templates belong to you and are not used to train any model. The platform is hosted in Switzerland by a Swiss provider, with strict isolation between offices.
